since there's no requirement for an invitation letter, you'll be lucky if it's even read at the interview. it's generally assumed that relatives will provide room and board during their stay, so the affidavit of support doesn't mean much either, and doesn't really hold you to helping them financially in any legal sense. so, in reality, it will be up to them to prove to the interviewing officer that they intend to return after a short stay. If they can do that, they'll get the visa.

I want to give you a welcome greeting to(bla bla bla, and you talk about the place and how nice it is)

At the end just say:
Hope we'll meet soon to show you all the nice things we have... or all the nice stuff you can find...

and then just sign it like

This question makes much more sense! :-)

I had a friend migrate from America to Australia so him and his partner could live together/get married legally.

Not only did they need to write a letter to our government (stating their future intentions, how long they'd been together, how they met, how much they love each other etc)...they also had a bunch of their Friends (about 30 - including myself) fill out Statutory Declarations (a legal document), stating how long they had known each person and whether they believed their love/relationship was genuine.

Bascially, you need to prove that your partner is actually moving so you can be married and NOT so he can gain free access to your country.

It shouldn't have any effect on their application at all. There is nothing in the rules that say that the sponsor has to be a citizen and if they are applying for citizenship, they have had ILR for some time, so are settled in the UK.

They should provide some proof of their immigration status with the sponsorship letter.
