Where is the guarantee that they will not just keep it aside after getting your "Sample"

Approuch the letter this way. If you were talking to someone that needed a maintenance person and asked you how you could help them or why you are a better choice than someone else, what would you say? Then write it down. That is the meat of the letter. Next the first paragraph is an introduction of who you are and your basic background. Second paragraph is the answer from above. Last paragraph is a summary of you and request for the position. Last sentenance is the call to action. Something like, I look forward to hearing from you by the end of next week or if you know when they are expecting to make an announcement of the position put that date.

You're in a good position if you're basically already in. Use letterhead or start with your address, then the board's, the date and address the board. Say something like:

I am applying for the on-call maintenance position at Location X. My qualifications for this job include: I own Handy-Dandy Fix-It and am capable of doing x, y, and z tasks.

I have spoken with John Doe, Resident Manager, who stated I should put my application in for this position. If selected, I will be able to respond in x time to requests. I have y employees available for assistance.

I am available for interview at your convenience.

That's the only two things that will help you build lean muscle. Unless you wanna use steroids then that's a different story.

Keep it simple. Say what you need to say and create enough interest for them to call or go to your website for more information. Check out the postcards at VistaPrint.Com for low cost cards. Present the features and benefits to the customers. Hand address the postcards instead of generating labels. Get specific names of who the decision makers are. Join a local chamber of commerce. Brag about your licensing and existing clients. Get a Yahoo Small Business website for like $15/month. Know your customers and know your competition. Ask for referrals. Offer discount coupons. Let customers know that your service is tax deductible. Consider a repeat contract offering instead of just one time jobs. Make sure you have adequate business insurance. Partner with compatible and complimentary businesses so you can help each other like hardware stores, paint stores, realtors, paving and concrete services, etc.
